WHAT NO ONE TELLS YOU ABOUT
NEW CONSTRUCTION IN WESTHAVEN

Jennifer Turberfield Top Benchmark Realtor

If you’re considering buying a new construction home in Westhaven, Franklin, TN, you’ve probably watched plenty of videos and read countless guides. But there’s one critical detail that no one seems to talk about—how the Westhaven new construction sales process can leave you blindsided by another buyer swooping in and signing a contract before you even knew they existed.

This isn’t meant to discourage you from buying in Westhaven. In fact, I’ve worked with the Westhaven Realty agents for years, and they are excellent professionals who know the neighborhood inside and out. But the way their system works means that you must be extra cautious to avoid disappointment.

Let’s break it down so you can navigate the process with confidence.

How Buying New Construction in Westhaven Works

Unlike resale homes—where your real estate agent submits your offer to the seller’s agent—in Westhaven’s new construction process, all transactions go through Westhaven Realty, the in-house sales team representing the builders. Here’s how it works:

1. Even if you have your own agent, a Westhaven Realty agent must draft and submit your offer.

2. They enter your details—name, home selection, offer details—into their system.

3. You receive a link to sign your offer digitally.

4. Once you sign, the offer is officially submitted to the builder for review.

Sounds straightforward, right? Here’s where things get complicated.

The Problem No One Talks About

Let’s say you find the perfect home in Westhaven and spend a few days reviewing details—maybe negotiating for things like a refrigerator, blinds, or minor upgrades.

What you don’t realize is that another Westhaven Realty agent may have already drafted an offer on the same home for another buyer—even if their client hasn’t signed yet.

Because the home isn’t officially under contract until the builder accepts an offer, it still appears available to you. You’re unaware that another buyer is circling, and suddenly, without warning, they sign their contract first—locking you out of the deal.

Is This Just a Westhaven Issue?

This type of situation isn’t exclusive to Westhaven—in theory, it could happen in any new construction neighborhood where multiple agents work within the same sales office. However, due to Westhaven’s size, popularity, and the number of agents involved, I’ve personally found this issue to be far more common here than anywhere else. In my experience, Westhaven is the only neighborhood where I’ve seen this happen multiple times. If you’re considering new construction in any community, it’s always smart to ask questions and understand how their sales process works—but in Westhaven, you need to be especially mindful.

Does Your Offer Trigger Someone Else to Act?

One of the biggest unknowns in this process is whether your interest in a home gets conveyed to another potential buyer who has a pending, unsigned contract.

From their perspective:

 They saw the home first.

They’ve been debating whether to sign.

Suddenly, another buyer (you) is ready to submit an offer.

Do they get a heads-up that another buyer is now interested, prompting them to act fast? Maybe. Maybe not. It’s hard to say whether this is just coincidence or if some informal communication occurs. Either way, the moment you show interest, you might unintentionally push another buyer into action.

Why Westhaven Realty Agents Don’t Always Know

To be clear—this isn’t about Westhaven Realty agents doing anything wrong. I’ve worked with them for years, and they do an excellent job representing the builders and guiding buyers through the process.

However, because multiple agents work within the same brokerage, they don’t always know what their colleagues have been working on. The agent you’re speaking with might genuinely believe the home is still available—unaware that another agent drafted a contract on it just days ago for someone else.

Why This Is a Tough Situation for Everyone

From both my perspective as a buyer’s agent and the Westhaven Realty agents’ perspective, this situation is tricky.

If we warn buyers that a home is popular and might get multiple offers, they sometimes assume we’re just being salesy and trying to pressure them into signing.

But if we don’t say anything, buyers might take their time negotiating small details, only to be blindsided when another buyer suddenly locks up the home.

No one wants to push buyers into a rushed decision, but at the same time, hesitation can mean missing out.

It’s a delicate balance between keeping buyers informed and not coming across as overly pushy or just trying to make a sale.

How to Protect Yourself When Buying in Westhaven

If you’re considering new construction in Westhaven, here’s what you need to do:

✅ Work with an experienced agent who understands the nuances of the process.

✅ Assume there are always other buyers interested—even if it’s not obvious.

✅ Be decisive. If you love a home, don’t get stuck negotiating for small upgrades that might cost you the entire deal.

✅ Ask the right questions. Your agent can help you dig deeper into whether another offer might already be in play.

Final Thoughts: Be Proactive, Not Passive

Westhaven is an incredible community, and if you’re looking for new construction here, it’s important to be prepared.

The last thing you want is to spend days negotiating, feeling confident, only to lose the home to another buyer you didn’t even know was in the picture.

At the end of the day, it’s about understanding the process, moving strategically, and working with someone who has experience navigating these situations.

If you’re thinking about buying in Westhaven, let’s talk. I’ll make sure you’re fully informed so you don’t end up blindsided.
