In a market where selling a home can be complex and competitive, “For Sale By Owner” (FSBO) transactions have hit an all-time low. Homeowners are increasingly opting to work with real estate agents to navigate the selling process and maximize their profit, rather than handling it alone. According to the National Association of REALTORS® (NAR) 2024 Profile of Home Buyers and Sellers, FSBO sales represented only 7% of all transactions last year, the lowest on record. Meanwhile, 90% of home sellers worked with an agent, reflecting a steady rise in demand for professional assistance.

FSBO Market Share Trends

FSBO sales have steadily declined over the past few decades, dropping from a high of 21% in 1985 to single digits since 2010. The current low figure shows a growing reliance on agents even in a hot market, where competition and high prices may make it tempting to go solo. But with technology, complex negotiations, and paperwork involved, many homeowners realize the benefits of expert guidance.

FSBO Challenges: Price and Process

Data from NAR shows that FSBO sellers tend to earn less than agent-assisted sellers. The median sale price for FSBOs was $380,000, while agent-assisted sales saw a median of $435,000—a significant difference. Sellers who choose FSBO often face challenges with pricing, marketing, and paperwork, which can make the process more stressful. A study by Clever Real Estate found that more than half of FSBO sellers find the process overwhelming, with 47% reporting it caused emotional stress and, in some cases, tears. FSBO sellers also cited difficulty setting the right price, attracting qualified buyers, and understanding contract details.

FSBO's vs Agent Assisted Sales: A Financial Decision

Why does this price difference exist? Real estate agents bring market knowledge, strategic pricing, and negotiation skills to each sale. They know the market conditions and can assess comparable properties to determine a competitive yet profitable asking price. Additionally, agents often have access to resources such as staging services, professional photography, and widespread marketing channels that help attract more potential buyers and increase the chances of multiple offers, often driving up the sale price.

Broader Marketing Reach

One of the main advantages of working with a real estate agent is access to the Multiple Listing Service (MLS), which is not available to FSBO sellers. The MLS is the primary database where agents list properties, ensuring maximum exposure. Agents also market listings on top real estate websites, social media, and even email campaigns. According to NAR, 85% of sellers said their agent provided a “broad range of services,” handling most of the sale process for them.

Reducing Stress and Saving Time

Selling a home involves extensive paperwork, from disclosures to contracts. Without an agent, FSBO sellers are responsible for these documents and must understand each requirement to avoid potential legal issues. In a survey by Zillow, FSBO sellers reported that the process required more time and energy than anticipated, taking longer to close than agent-assisted transactions. With an agent, sellers benefit from expert guidance in pricing, marketing, and legal compliance, making the experience much smoother.

Increased Trust and Buyer Confidence

FSBO sellers may face challenges with buyer confidence. A survey by Clever Real Estate found that 43% of FSBO sellers felt that buyers were hesitant or distrusting due to the lack of an agent. Buyers often feel more secure purchasing a home represented by an agent, as they trust that a professional has ensured proper pricing, inspections, and legal details.

For most homeowners, selling a home is one of the largest financial transactions they’ll ever make. A real estate agent brings value by not only aiming to get the best price but by also simplifying the process and reducing stress.
